Costco builds on a 110-day clock — construction start to doors open. That schedule leaves no slack in the site package, and it starts with tearing down what’s already there.
The Pensacola store is a 172,580 SF warehouse with fuel center and 830+ parking spaces at Nine Mile Road and Chemstrand, built on the footprint of a dead shopping center. Site & Utility, LLC delivered the full site package on a 22-acre brownfield: demolition of the former 135,000 SF center, 12 acres of clearing, removal of the old parking lot, removal and replacement of underground utilities, construction of the main stormwater pond, mass grading, and the building pad — substantially complete within the first 30 days.
